We’ve been working with all kinds of construction and remodel projects for almost four decades. You need a contractor who has the experience, the skills to overcome obstacles, and to knows what to do and how to do it.

Even more importantly, we know what won’t work. For example; remodeling an older home always has special considerations. Integrating new design with an existing structure is a challenge that takes talent and experience. Our team has successfully tackled complex remodels, while still getting the project completed on time and within the budget. We pride ourselves on being able to find the best way to work with architects, designers, and you, to get the job done right.

Budget: it’s important to FIRST plan around a budget.

Be realistic about your project’s budget. As the first step, our team works with you to create the project objectives and to develop initial plans and budget projections and options. Our experience helps us look at all aspects of the project, ask the right questions, and help you avoid costly mistakes. This helps you focus on what’s most important to you in making design and financial decisions. That way there are no surprises down the road.

Permits: don’t get caught in the “Permit Trap”.

Proper permitting is critical. Before you can begin building or remodeling it is necessary to check with the appropriate city officials regarding what permits you will need to secure before you begin your construction project. Failure to properly permit your project can lead to multiple problems down the road. Most construction and remodeling projects require city or county building permits before the work starts. Don’t be fooled by Contractors who say, “Well a permit really isn’t necessary for this project.” We will help walk you and your project through all of the various approval and permitting required for your job.

Many other requirements may affect your project. It’s also important to research zoning for your property and ensure there are no easements or special building restrictions. Some cities have very strict zoning laws and regulations with regards to building codes. We can help you avoid these pitfalls and assist you in determining what your city’s zoning regulations are before you begin your remodeling project.

Be aware of Change Orders: they can double the project cost.

Some contractors can give you a low “bare-bones” bid (or estimate) expecting to get the job, then hit you with numerous change orders stating that the ‘extra’ was not in the construction documents.

Get a timeline

Don’t let a 3-month remodel turn into a year long adventure.

Work with a reputable designer: find someone who can relate to your vision.

A good design is the most important element in your satisfaction with the project.
